Custom Plans The PROCESS

 

INITIAL MEETING

Here's where we get together and spend some time getting to know the basics of what you're looking for in a home. Typically we'll spend an hour or two discussing the lot, the style of exterior and interior, and what's important to you in the arrangement of areas within your home. It's also good to talk overall budget of the home as that can affect square footage, finishes and even structural arrangement. This is an ideal time to bring pictures, sketches, layouts and any other information that you've gathered that you would like to be incorporated into the design. The optional services of exterior and/or interior renderings and walkthrus should be discussed at this point too. Once this meeting is complete, we'll compose a quote laying out cost and timeline for you to review. Once the quote is accepted, we'll proceed to the next step.

 

CONCEPT

Once we've taken a look at the lot and reviewed local building bylaws, restrictions and setbacks, we'll get started on a rough concept for you. Usually this starts with a preliminary main floor plan and some basic 3D black and white shots to ensure we're heading in the right direction with the layout and shape of the home. Once you're happy with what we've drawn, we move on to other floor plans and some more detail in the 3D views. This is the point where we start to talk more about window locations and sizes. We'll also talk other preferences, like heating, cooling, foundation and structure. The number of interactions during this stage will vary depending on building size, style and complexity of the home.

 

DETAILS

When everyone's satisfied with the concept, layout and shape of the building, we'll start detailing the plans. During this process we'll develop more views and sections through the building and start to get into the details of materials and colours of the exterior. More dimensions will be in place and the plans will be getting close to completion. At this stage we can start with colour exterior and interior renderings, if that option has been chosen.

 

COMPLETION

Once you've reviewed drawings and we've added all details necessary, plans will be issued for permit/construction. Completed plans typically include floor plans, elevations, sections, 3D views (black and white or colour) and a site plan. At this point, plans are ready for pricing, permit and construction.
